The Gas-SAFE Warranty covers the natural gas piping from the meter up to the appliances (regardless of whether the meter is in the basement or the yard), the listed natural gas appliances (furnace, water heater, range, gas fireplace inserts, gas lamps, natural gas grill), their associated venting and limited repairs to a central air conditioner.
It is correct that the local gas utility owns the gas line from the meter to the street/alley–they have since 2008.
Our policy is popular for a number of reasons, the biggest of which is NO SERVICE FEE FOR COVERED REPAIRS! And, as I’m sure you’re aware, we have no hidden fees, which means that in most cases when we go to a property to replace a water heater, for example, no one pays a penny. Other home warranty companies charge a service fee PLUS hidden charges like haul-away fees, upgrades to accommodate the new water heater, permits (in many cases), etc. The same sort of scenario applies to the furnace and other natural gas appliances.
We cover all of this before AND after the closing. Most other companies, if they cover these items at all BEFORE the closing, will charge an extra fee for this coverage and have very strict limits on what they will cover for that extra charge. We don’t know of anyone else who covers appliance venting (HUGE expense for homeowners) or gas fireplace inserts, gas lamps, or gas grills at all for any price.If part of the gas lines run outside underground we cover those, too–no one else covers gas lines if they’re outside the foundation of the home.
