With all the decisions you have to make, the last thing you want to do is waste time figuring out which parts and pieces you want to have covered under a home warranty. What is a home warranty?
A home warranty provides service, repair or replacement on certain major systems and appliances that fail due to normal wear and tear and reported during the usual term of one year.
Is there a service fee?
With the Home-SAFE Warranty there is not a charge for covered repairs. However, if we find that there is not a covered repair or no repair is necessary then we may charge a reasonable dispatch fee of $80.
What exactly is covered under my plan? What is excluded?
Please refer to your plan’s Terms & Conditions for exact details. Your Home-SAFE Warranty covers a lot but does not include everything in your house. As with most home warranties, we do not cover home foundations, walls, windows, floors, structure or finishes. Covered systems and appliances include:
- Interior Plumbing
- Heating System
- Electrical System
- Water Heater
- Garbage Disposal
- Garage Door Opener
- Air Conditioning
When do I make a claim?
In most cases, the failure of your covered home system or appliance that fails due to normal wear and tear during the coverage period.
Is there a difference between a home warranty and homeowner’s insurance?
Yes. Homeowner’s Insurance provides compensation for damage or liability from unknown or unpredictable events. Insurance pays when appliances or homes are damaged from events such as fire, water, flood, windstorm, collision or outside forces causing breakage from an accident, such as weather damage to your roof or siding. Insurance does not pay for the failure of appliances or systems from normal wear and tear. Basically, home warranties are the exact opposite of insurance. Home warranties compliment insurance, they are not a substitute for it.
Do home warranties charge a deductible?
NO. Home service contracts are not insurance. Insurance charges a deductible.
Is there any cross over between home warranties and insurance?
There is not. In fact, state insurance regulators do not allow insurance coverage by non-insurance companies.
Is a home warranty the same as a maintenance agreement like my heating contractor offers?
No. Home maintenance agreements are typically limited to one appliance or product. They are usually sold by heating, ventilation and air conditioning (HVAC) companies. Their purpose is to inspect and service your system once or twice a year and simply point out repair needs. Home warranties cover a wide selection of home appliances and systems and include full replacement if required.
Why buy a home warranty?
Home warranties cover existing appliances and household systems. Appliances and household systems by their electrical or mechanical nature will wear out. You may never experience a house fire or car wreck, but your water heater will wear out. Most appliances have predictable life spans.
Home sellers purchase home warranties for the benefit of a buyer for the first year after a home sale. Why? Buyers are more likely to buy a home knowing they have peace of mind against major appliance and system failures. Real estate agents typically recommend a home service contract. Sellers find the price small in comparison to the house sale and both seller and agent can be confident knowing the buyer will not be calling them when something fails.
Homeowners find a home warranty does what they cannot—provide the expertise and time to fix things around the house correctly and quickly. It also allows the homeowner to prepare a more predictable repair budget. With so many families relocating every three to five years, few have time or confidence to find reliable plumbers, heating and cooling technicians, and electricians in their new neighborhoods. A home warranty gives homeowners one number to call to provide reliable service by proven and reputable contractors in their community.
What are some typical limitations found in home warranties?
Home warranties cover the repair or replacement of listed major systems and appliances that fail due to normal wear and tear and are reported during the term of the contract. Items that are not typically covered include:
- Detectable preexisting conditions that existed prior to the effective date of coverage. A problem is detectable if it could have been found by visual inspection or a simple mechanical test at the start of the contract coverage. A visual inspection of the covered item verifies that it appears structurally intact and without damage or missing parts that would indicate inoperability. A simple mechanical test of turning the unit off or on verifies that the item operates without irregular sounds, smoke or other abnormal outcomes.
- Items that fail for a reason other than normal wear and tear.
- Consequential or secondary damages caused by the failure of the system or appliance are not covered. Homeowner’s insurance may apply in these cases.
- Items not included as covered in the terms of the contract.
- Items that were improperly installed, modified or where the damage was the result of or worsened by an attempted repair or remodeling.
- Call us first! We have carefully screened all of our local contractors so you don’t have to. Each service company we use is required to maintain a B rating or better on Angie’s List. In order for us to cover a repair under your Home-SAFE Warranty we must be your first call.
Are Pre-existing conditions covered?
A pre existing condition is covered only if it was undetectable (see above). Just like no insurance company would insure a wrecked car or injured individual, home warranties do not cover appliances or systems which are already broken. In a home sale a buyer, home inspector or seller disclosure form usually addresses this issue. Most experienced plumbers, HVAC technicians and electricians are able to recognize how long a situation has manifested itself using current technology.

Are propane appliances and piping included?
Your policy covers natural gas appliances and piping only.
Does this policy cover my air conditioner?
We cover very limited repairs to a vented central air conditioner. Your air conditioner is an electrical appliance. The policy covers the natural gas system of your home but, because the central air conditioner is so closely tied to your natural gas furnace, we often have to include some minor repairs to the air conditioner.
Will I pay a service fee (deductible)?
We do not charge a service fee for covered repairs. If our contractor finds that there is not a covered repair or there is no repair necessary, then we may charge a reasonable dispatch fee of $80 for taking the time out of our day to visit. It’s fairly rare that anyone is charged at all.
Does my policy cover my outside line?
Your local gas company owns the underground gas line from their line at the street to your gas meter. We cover the line from the gas meter.
Are you covering my appliances?
We cover the natural gas appliances included in your Terms & Conditions such as your furnace, water heater, range, gas logs, lamps and grills. An example of an item that would not be covered would be a natural gas generator.
Does this coverage include my water lines?
This policy covers natural gas piping but not water lines.
Does this cover the water lines in my house?
The policy covers the underground water line from the street or alley to the water meter in your basement. In rare cases, the water meter may be in a pit outside your home. If so, we cover the water line up to your external basement wall from the street or alley.
Will you need access to my house to make the repairs?
- We will need to have access to the water meter and, in most cases, it is located inside the home.
Will the repair damage my yard?
The replacement of your underground water line will cause significant damage to your yard. The water line is very deep (so that it won’t freeze) and excavating with large equipment can be a bit destructive. We will replace all earth removed during excavation but will not do extensive tamping or landscaping. Any landscape plants above your water line should be removed before we begin excavation.
